How long it usually takes
These are honest ranges rather than best cases. Complex cases take longer, and we will tell you if yours is one of them at the start rather than the middle.
| Type of finance | Typical time to offer | What drives the timing |
|---|---|---|
| Unsecured business loan | 2–10 working days | How quickly statements and accounts arrive |
| What this meansReleasing cash tied up in unpaid invoices. A lender advances most of the invoice value now and settles up when your customer pays. | 1–3 weeks | Reviewing your debtor book and contracts |
| What this meansPaying for equipment or vehicles over time instead of all at once. The item itself usually acts as the security, so you may not need to put up anything else. | 2–10 working days | Supplier quote, asset age and condition |
| Commercial mortgage | 6–12 weeks | Valuation and legal work |
| What this meansFunding to buy a business, or a share of one. It is usually secured on the assets and future profits of the company being bought rather than on your own. | 6–12 weeks | Due diligence on the business being bought |
| What this meansA short-term loan secured on property, usually for 3 to 18 months, used when timing matters more than the rate. It is expensive by design and only makes sense with a clear way of repaying it. | 1–3 weeks | Legal work, and how clean the title is |
| What this meansA mortgage on a property you rent out rather than live in. Lenders size it on the rent the property earns rather than your salary. | 3–6 weeks | Valuation and lender service levels |
| What this meansFunding for building or converting property, released in stages as the work is signed off rather than all at once, so you pay interest only on what you have drawn. | 4–10 weeks | Planning, appraisal and the monitoring surveyor |
Three things that keep it moving
- Be straight with us early. Anything awkward in your history changes which lenders we approach, not whether we help.
- Send documents in one go. The list is on our documents guide — gathering it once saves a fortnight of back-and-forth.
- Tell us if anything changes. A new commitment, a lost customer, a change of plan. Lenders take a dim view of finding out late; we can usually work around it if we know.
The kinds of problems we are called about
Three situations that come up often, and how the conversation usually goes.
Every case is different, so these are illustrative examples rather than real clients — we will not publish a testimonial until a real client has given us permission to.
What they show is the shape of the work: the first question is rarely "which product", it is "what are you actually trying to solve, and is borrowing the right way to solve it".

Illustrative example
A café facing a slow January
A seasonal dip met a VAT bill. The question was not "which loan" but whether a short facility or better credit control was the right fix — and what each would cost over a year.

Illustrative example
A contractor replacing a van
A quote in hand and a choice between What this meansYou pay in instalments and own the item outright once the last payment is made. and contract hire. The deciding factor was how long the vehicle would realistically stay on the road.

Illustrative example
A couple coming off a fixed rate
